In the world of luxury new development, design trends evolve quickly but timeless textures and natural elements remain at the heart of what buyers desire. In the Hamptons, where coastal elegance meets modern sophistication, we’re seeing a fresh wave of innovation in wall treatments, materials and stone surfaces.
Venetian Clay
A new standard in wall finishes! Venetian plaster has long been associated with Old World elegance but today’s buyers are gravitating toward Venetian clay, a refined update on the classic. Unlike traditional plaster, Venetian clay is made from natural minerals and fine aggregates that give walls a matte, velvety texture. Its appeal lies in both its subtle movement and its eco conscious composition. The look is soft yet architectural! Perfect for creating depth in neutral spaces in any Out East enclave. It also pairs beautifully with modern coastal interiors, delivering a tactile experience that paint alone simply can’t achieve. My latest listing 7 Rosemary Lane in Sag Harbor serves several Venetian clay moments in the formal dining room, first floor powder room, lower level entertainment area and even the kitchen!
Stone Surfaces
One can simply never go wrong with the classic Marble, which remains a staple in high end Hamptons homes. Whether in kitchens and/or bathrooms its natural veining becomes a showpiece anywhere it resides. Deciding between the timeless elegance of Calacatta Gold or the understated sophistication of honed Carrara, marble continues to symbolize luxury. But there’s also a growing interest in Dekton, a cutting edge engineered stone from Spain. Made through an advanced process that mimics natural metamorphism, Dekton is nearly indestructible. Heatproof, scratch resistant, UV stable not to mention low maintenance. It offers a sleek, modern look while standing up to the demands of everyday living. Perfect for both indoor and/or outdoor but ideally for kitchens and the expansive Hamptons entertaining spaces we all love. I must admit I'm a marble maniac but after working on several new development projects displaying Dekton I've been convinced otherwise. Whether used for an oversized kitchen island or fireplace mantle, Dekton has introduced itself to the conversation.
The Shift Toward Texture & Natural Luxury
What ties these materials together is the desire for texture and authenticity. Buyers aren’t just looking for pristine white walls and glossy countertops anymore. They want depth, tactility and finishes that feel connected to nature. Whether it’s the quiet movement of Venetian clay, the drama of marble veining or the cutting edge performance of Dekton. Buyers are now yearning for new design elements that set a new tone for modern luxury and sustain the test of time.
As the Hamptons new development market continues to push the boundaries of luxury living, these stones and finishes are setting the tone for what’s next. Specializing in speculative builds I’m always excited to work with builders and all the new materials. My latest project 7 Rosemary Lane in Sag Harbor built by JGK Equities displays exactly this! JGK is a builder who loves taking risks. Building spec is building for the market hence why it’s so important to understand what buyers want. 7 Rosemary consists of both different shades of Dekton and Venetian clay. This property displays a marvelous mixture of the standard natural white oak and even components of walnut wood. It's the rare combination of these specific elements that truly give the house its old Sag Harbor charm despite being just completed. This property along with many new builds coming to market display the evolution of design and what's to come!
